Life's Better, Every Day: What's Included in a Carlisle Home, and What's on Offer Right Now
There's a moment in every new home journey where the picture in your head meets the reality of a contract. You've walked the display homes, you've pictured the finishes, and you think you know what you're getting. Then the quote comes back, and half of what stood out to you in that display home turns out to be an upgrade.
Carlisle Homes built its 365 Days Inclusions program to close that gap before it opens. Every Carlisle home, in every range, comes with an extensive list of luxury and premium features as standard, 365 days of the year, not just during a sale period. European appliances, designer tapware, resort style oversized showers, elegant kitchens with expansive island benches. These aren't upgrades you negotiate for. They're the starting point.
Right now, that starting point goes even higher. Across the Affinity, Inspire and EasyLiving collections, our limited time offer The Better Deal adds a further round of premium inclusions at no extra cost, on top of what's already built in. Here's what that actually means, range by range.
Built in, 365 days a year
The philosophy behind 365 Days Inclusions is simple. Rather than presenting a bare base price and a long list of optional extras, Carlisle designs each range with the features people actually want already worked into the standard specification. It's why a Carlisle kitchen looks and feels considered rather than assembled, and why a Carlisle bathroom reads as finished rather than functional. The current promotion doesn't replace that approach. It builds on it, for a limited time, across all of Carlisle's collections.
The Better Deal for Affinity
For buyers building an Affinity home, The Better Deal adds up to $82,000 in luxury inclusions at no additional cost, and the scope is the whole home rather than a handful of headline features.
It starts at the street. Selected Hebel facades are included at no charge, including a facade valued at $12,950, with a further option worth $25,000 included at no charge. Credits are available on other Hebel designs for buyers who want to upgrade further. Also included are a timber-look garage door, a metal roof or roof tiles in a choice of colours, and a 6.6kW solar system, along with an 18-month Price Lock that protects your contract price while the build is underway.
Inside, the kitchen is finished to a genuinely designer standard. A butler's pantry cooking station sits alongside Fisher and Paykel appliances, including a 900mm gas or induction cooktop. The island bench extends to a full 1200mm with a dual waterfall edge in 40mm Caesarstone, paired with upgraded cabinetry and designer tapware in a choice of finishes including brass, black and brushed nickel and chrome.
New Carlisle Homes in the Affinity Collection now include up to $82,000 in luxury inclusions at no extra cost, with The Better Deal covering everything from the facade to the laundry.
The bathrooms carry the same level of finish, with full-height tiling in every bathroom and ensuite, Caesarstone benchtops with shadow line detail, a feature rail with twin showerheads, and an expansive shower niche built into the master ensuite. In double-storey homes, a hardwood feature staircase is included at no charge, and single-storey designs benefit from 2740mm ceilings, square-set cornices, and additional downlights throughout. Heating and cooling is included as standard too, with a choice of reverse cycle air conditioning or ducted gas heating with refrigerated cooling.
Flooring runs through the whole home, from engineered timber, hybrid or laminate in the main living areas or hardwearing floor tiles including a selection of porcelain tiles and quality carpet elsewhere. The laundry gets a Caesarstone benchtop with full-width cabinetry. As part of the enhanced Even Better component of the offer, a washer and dryer are delivered and installed at no extra charge. Every Better Deal also comes with a $5,000 Spectra Voucher, giving buyers more room to personalise their colour and finish selections in Carlisle's dedicated Spectra showroom.
The Better Deal for Inspire
For buyers building an Inspire home, The Better Deal adds up to $48,000 in luxury inclusions at no extra cost, built on the same idea as every Better Deal offer: more of what matters, included from the start.
It starts, as it does across every Carlisle range, with the facade. A wide selection of Hebel finishes are included at no charge or with a discount of up to $10,000 applied, giving the home a genuinely premium street presence without the usual price tag. From there, buyers choose between a low-maintenance metal roof or Monier roof tiles in a choice of colours, plus an upgraded front entry door.
Inside, the kitchen comes with Westinghouse and Fisher & Paykel appliances as standard, in either a gas combination or all-electric choice. Gas combination includes a 900mm upright cooker or a 900mm oven and gas cooktop. All electric comes with a 900mm stainless steel oven and a 900mm induction cooktop. Whichever your choice, you will also receive a Fisher & Paykel dishwasher and a canopy rangehood. This pairs with 20mm Caesarstone benchtops with shadow line detail through the kitchen and butler's pantry, an oversized 1000mm island bench, and a glass or tiled splashback, with the same Caesarstone benchtop and undermount sink carried through to the butler's pantry itself.
New Carlisle Homes in the Inspire Collection now include up to $48,000 in luxury inclusions at no extra cost, with The Better Deal covering the facade, kitchen, bathrooms and more.
The living areas add a feature stair balustrade in stainless steel or matte black, a double-glazed entertainer door connecting to the alfresco, and heating and cooling included at no charge, with a choice between electric reverse cycle air conditioning or ducted gas heating, with an add on cooling system. Bathrooms feature 20mm Caesarstone benchtops throughout, a twin showerhead in the master ensuite, and a sleek rail shower in the remaining bathrooms; flooring runs from a choice of ceramic floor tiles or timber-look flooring through the main living areas and quality carpet everywhere else.
Our Even Better deal includes a Fisher and Paykel washer and dryer delivered and installed at no charge, together with a $3,000 Spectra Voucher to spend on further upgrades.
The Better Deal for EasyLiving
For buyers building in the EasyLiving range, many of them buying their first home, The Better Deal is designed to remove the trade-offs that usually come with a tighter budget, rather than asking buyers to choose between the features they want and the price they need to stick to.
A wide selection of Hebel facades are included at no charge, giving new buyers a considered street presence without the added cost. The kitchen inclusions are substantial on their own: 20mm Caesarstone benchtops in a choice of designer colours, overhead cabinetry with a dedicated microwave space, a tiled splashback, a 900mm induction or gas upright cooker, a canopy rangehood and a stainless steel dishwasher.
New Carlisle Homes in the EasyLiving range now come with The Better Deal built in, giving first home buyers premium inclusions as standard with no surprise costs at handover.
Ducted heating and evaporative cooling are included, ceilings sit at 2590mm throughout the ground floor, and block out roller blinds are fitted in key rooms. The ensuite and bathroom add stylish mixer tapware, inset basins, a slide shower rail and an Even Better deal with a 20mm Caesarstone benchtop to the ensuite vanity, and the laundry includes a Westinghouse washer and dryer delivered and installed at no extra cost.
The offer also addresses the two things that tend to hold first home buyers back. An 18-month Price Lock protects your build price against rising costs, and when financing through Mortgage Domayne, you can get started with a deposit of just $2,000 until slab stage, leaving the rest of your savings working for you while the early stages of the build get underway.
One standard, no compromises
Across all three collections, the current offer is built on the same thinking that shaped 365 Days Inclusions in the first place. A home shouldn't feel like a series of trade-offs between the features you want and the budget you have. Whether you're building the Affinity, Inspire or EasyLiving collection, today's offer means the inclusions that usually get negotiated away are already accounted for.
Terms and conditions apply to all offers above, and inclusions vary by design and range. The best way to see how they come together is in person, so visit a Carlisle display home to explore what's included as standard, and what the current offer adds on top.
