What is a House and Land Package?

In a conventional home purchase, you buy a house that is already constructed, or buy land then commission an architect for house design, and finally give a contract for the house to be built.

In a house and land package, you buy land at your desired location and then choose the house design you prefer. You pay a fixed price to develop the home on the land, into the dream home you desire. This is the final price, written down in a binding contract; no adjustments and no hidden costs. You pay the figure agreed upon and wait to get into your dream home.

How does it work?

Step 1: Pick a location

Where in Melbourne would you like to live? We’ll negotiate with our land development partners to get you the best deal on a block in the area you want to live. We have over 30 prime locations you can choose. We have made it easier by fixing them on a Google Map that you can easily explore. We handle the negotiation with land developers in the area to get you the perfect spot.

Step 2: Pick a house design

We have hundreds of house designs you can choose from in our Easy Living, Affinity and T-Range collection. Pick the house that fits your family’s needs.

Step 3: Customise your design

This is the fun part where you decide what your dream house will look like in exterior and interior finishes, appliances, fixtures, and the general interior design theme. We have made it easier for you with our Visualiser tool. You can transform your ideas into actual images and see how they work out. We have also given you several starter interior designs themes you can with e.g. Australian, Scandinavian, Mediterranean, French chateau and many other exciting interior design ideas you can try out on the Visualiser.

 

Step 4: Price quote

You get a price quote for your dream home

*Pricing based on Developer supplied engineering plans & Plan of Subdivision; Carlisle standard floor plan with preferred siting (without alterations), Carlisle's recommended Building Surveyor & residential zoning at the package date. A site cost refund may be applicable to clients (to be deducted from the Slab Claim) for unused piering, screw piles or deepened edge beams who provide a Lvl 1 Compaction report, (only if accepted by Carlisle's Engineers). Confirm land prices and availability prior to purchase. Community Infrastructure Levy & Asset Protection not included in pricing & to be arranged directly by client with developer, (where applicable). Subject to developer & council approval. Package Price does not include any costs associated with Developer's Corner Façade treatment requirements (which will be priced by Carlisle Homes by way of Post Contract Variation), stamp duty, government, legal or bank charges.
