Building a home that feels truly complete is harder than it sounds. The Better Deal for Carlisle Homes’ Affinity Collection changes the calculation, offering up to $82,000 in luxury inclusions at no extra cost. From the facade to the laundry fitout, every part of your home is covered.

There's a shift that happens partway through planning a new home. You've done the research, you know the design, and you can picture exactly how it will feel. Then the conversation turns to upgrades.

The cooktop you had in mind? The stone benchtop you've been researching for months? The facade that made you choose the design in the first place? Not always included from the start. One by one, small adjustments reshape the picture. The Better Deal was designed to close those gaps before they open.

From July 2026, buyers choosing an Affinity Collection home can receive up to $82,000 in luxury inclusions at no additional cost. What matters, though, is the scope of what that actually covers.

“When we designed this offer, we weren't thinking about two or three headline features,” says Janine Armstrong, Carlisle's General Manager of Marketing. “We were thinking about the full home. Every room, every finish, from the facade to the living room to the laundry. The whole point is that when our customers walk through their new home for the first time, nothing has been compromised because of the budget.”

That whole-home commitment is what sets this apart. The Better Deal builds value into every part of the build, starting from the street.

New Carlisle Homes in Melbourne now include up to $82,000 in luxury inclusions, with the Affinity Collection's The Better Deal covering every part of the build, as seen in our Rothbury Grand Master Atrium at Riverfield Display Centre.

A facade worth coming home to

Your home's exterior is the first thing you see every time you pull into the driveway. With the Better Deal, selected Hebel facades are included at no charge. The Metro Hebel Facade, worth $12,950, comes at no extra cost. For buyers building a knockdown rebuild, the Manhattan Hebel, valued at $25,000, is also included at no charge. Credits are also available for other Hebel options to upgrade to your preferred facade design.

Hebel can be installed around 30 days faster than traditional brick and delivers noticeably better acoustic and thermal performance. Also included is a timber-look garage door, a metal roof or Monier roof tiles in your choice of colours, and a 6.6kW solar system at no charge.

For those who want certainty over the contract they've signed, Carlisle's Price Lock protects your pricing for up to 18 months.

A kitchen everyone will gravitate to

There's a reason the kitchen is always where everyone ends up. The heart and soul of the home, the kitchen is where hosts and home cooks do their best work. Not just get a meal on the table but create the mood of an evening. The quality of what you're working with, the way the space opens to the rest of the home, all of it shapes whether a kitchen feels like somewhere worth gathering around.

The Better Deal delivers a designer kitchen that’s exactly that. It starts with a butler's pantry cooking station and Fisher & Paykel appliances including a 900mm cooktop in your choice of gas or induction. The island bench extends to a full 1200mm wide with a dual waterfall edge, finished in 40mm Caesarstone. Upgraded cabinetry in Natural, Silk or Nuance finish. Designer tapware in a range of colours including brass, black and brushed nickel. An undermount stainless steel sink.

For buyers exploring designs like the Sorrento Grand Deluxe Master Atrium or the Astoria Grand Master Atrium, both offering generous butler's pantries and open-plan kitchen and living spaces, these inclusions elevate the heart of the home to a truly enviable standard.

Opulent bathrooms with full height tiling

A bathroom finished to a luxurious standard changes the quality of your daily routine.

Full-height tiling to all bathrooms and ensuites is one of the specifications that creates a 5 star hotel-quality finish. Caesarstone benchtops with shadow-line detail add to that sense of architectural precision, while a feature rail with twin showerhead means every shower can run as an overhead rainfall or a hand-held. Expansive shower niches built into all master ensuites eliminate the need for a shower caddy, creating the clean, uncluttered finish that makes a bathroom feel genuinely spa-like.

Living well, throughout

In double storey Affinity homes, a hardwood feature staircase is included at no charge. The Better Deal inclusion adds warmth and creates an impressive architectural moment at the centre of the house that sets the visual tone for everything around it.

The 2740mm ceilings throughout single storey Affinity home designs and the ground floor of double storeys shifts the character of rooms to airy and generous. Square-set cornices and additional downlights add considered finishing touches.

Heating and cooling is included at no charge, with a choice of Rinnai reverse cycle air-conditioning or Brivis gas ducted heating with refrigerated cooling. A home that is comfortable from the day you move in, without additional cost or coordination on your part.

Flooring and the laundry

The Better Deal covers flooring throughout the home, from engineered timber, hybrid or laminate options in the main living areas, to porcelain floor tiles, to top-quality carpet across remaining rooms. In the laundry, you'll find a Caesarstone benchtop, extended base and overhead cabinetry to the full width of the room, and, as part of the enhanced ‘Even Better’ component of the offer, a Fisher & Paykel washer and dryer delivered and installed at no extra charge.

A $5,000 Spectra Voucher to go further

Every Better Deal also includes a $5,000 Spectra Voucher. Carlisle's Spectra Showroom is where you make your colour and finish selections with the guidance of design consultants, working through materials, fixtures and fabrics in a curated environment rather than trying to visualise it all from a catalogue. The voucher extends what you can choose there.

“Spectra is one of the highlights for our Affinity customers,” says Armstrong. “They arrive with ideas and they leave with a complete picture of their home. The voucher gives them even more room to personalise, to add the details that make the home feel completely theirs.”

For knockdown rebuild buyers

If you're planning a knockdown rebuild in an established suburb, the Better Deal applies here too, with additional knockdown rebuild specific inclusions including the Manhattan Hebel and Brooklyn Hebel facades at no charge. The Clovelly 33 is an Affinity design well-suited to more compact blocks, with a floorplan that works hard for larger families without sacrificing the zoning and sense of light that makes a home worth coming home to.

The appeal of a knockdown rebuild in an established location is straightforward: good schools, existing connections, a suburb you know and like. The appeal of doing it with an offer like the Better Deal is that the result matches the expectation, in every room, without the compromises that typically accumulate along the way.

Nothing left to negotiate

Building at the Affinity level means making choices you'll live with for a long time. The Better Deal is structured so those choices start from a higher baseline across the whole home, from the kerb to the cabinetry. Less negotiation. Fewer surprises. Zero regrets.
