^The build-time guarantee commences on the date of Commencement (as defined in the HIA Building Contract) and ends when Carlisle Homes provides Notice of Completion pursuant to Clause 36 of the HIA Building Contract, subject to any extensions of time claimed pursuant to Clause 34. The Guarantee applies to single storey hebel homes only. Extensions will be provided for any delays outside of Carlisle Homes’ direct control including, but not limited to inclement weather, variations and owner, third party or supplier delays. 4 weeks will be added to the build time for the Christmas shutdown period.
*”Only $2K to Pay Until Slab” offer applies to new quotes and initial deposits where finance is arranged by Mortgage Domayne and only available for Carlisle’s EasyLiving range of homes from 21 November 2025. The Only $2K Deposit until slab offer means customers will pay only $2,000 as an initial deposit and will not be required to make any further payment until completion of the base stage, as defined in the HIA New Homes Building Contract. At completion of the base stage the remainder of the 5% deposit and the base stage amount will be payable.
Available for Greenfield sites only. Any request by the owner to terminate the arrangement after contract signing will be determined by Carlisle Homes in its sole discretion. Should Carlisle Homes accept a requested termination, Carlisle Homes is entitled to a reasonable price for the work performed, including but not limited to third party and administration costs, plus consequential losses including loss of profits #Prices locked until Dec 2026 is subject to a site start occurring before Dec 2026. Price Lock before Dec 2026 offer can be extended for a further 6 months, for a maximum period totalling of 18 months from Initial Payment. Extension will be charged at $1,300 per month for a single storey, and $1,600 per month for a double storey, for the duration of the extension period.
If site start does not occur within 18 months of the initial payment, Carlisle Homes reserves the right to revise all pricing contained in the quotation/contract. If the Owner does not accept the revised pricing, then the Owner may, within 14 days of receipt of the revised pricing, terminate the agreement or contract by notice in writing. If the Owner terminates pursuant to this clause, the Builder will refund all monies paid by the Owner, less an amount for its reasonable costs and expenses, which will include costs incurred plus 25% margin.
In order to be eligible for the Price Lock Agreement, the Owner must: Adhere to all appointments as scheduled by Carlisle Homes (including colour selection and document signing appointments); Complete a colour selection appointment within 14 days of the initial payment; Sign sales paperwork within 21 days of the initial payment; If land is titled land, sign a HIA Contract within 30 days of the initial payment; If land is untitled, sign a HIA Contract within 30 days of title registration and in any event within 15 months of the initial deposit; and provide all information and proof of finance as required by the HIA Contract.
Note: Carlisle Homes requires a minimum of 90 days to commence building works from when the Owner becomes the registered owner of the Land and this must be factored into the 6 month or 18 month site start period. ‘Site Start’ has the same meaning as ‘Commencement’ in the HIA New Homes Building Contract and means the day on which excavation works for the Building Works commences on the Building Site.
