Price Lock Disclaimer
Affinity & Inspire in greenfield locations:
Pricing (the base house price, 365 Inclusions, promotion inclusions, quoted variations and upgrades) will be held by Carlisle Homes subject to a site start occurring no later than 18 months from the initial payment date. If site start does not occur within 18 months of the initial payment, Carlisle Homes reserves the right to revise all pricing contained in the quotation/contract. If the Owner does not accept the revised pricing, then the Owner may, within 14 days of receipt of the revised pricing, terminate the agreement or contract by notice in writing. If the Owner terminates pursuant to this clause, the Builder will refund all monies paid by the Owner, less an amount for its reasonable costs and expenses, which will include costs incurred plus 25% margin.
Eligibility of Price Lock relies on the Owner : Adhering to all appointments as scheduled by Carlisle Homes (including colour selection and document signing appointments); If land is titled, sign a Pre-Contract agreement within 30 days of the initial payment and a HIA Contract within 60 days of the initial payment. If land is untitled, sign a Pre-Contract agreement within 30 days of the initial payment and a HIA Contract within 30 days of title registration and in any event within 15 months of the initial deposit; and provide all information and proof of finance as required by the HIA Contract.
Note: Carlisle Homes requires a minimum of 90 days to commence building works from when the Owner becomes the registered owner of the Land and this must be factored into the 18 month site start period. ‘Site Start’ has the same meaning as ‘Commencement’ in the HIA New Homes Building Contract and means the day on which excavation works for the Building Works commences on the Building Site.
Knockdown Rebuild - Affinity & Inspire:
Pricing (the base house price, 365 Inclusions, promotion inclusions, quoted variations and upgrades) will be held by Carlisle Homes subject to a site start occurring no later than 12 months from the initial payment date. If a site start that occurs between 12 and 18 months after the initial payment, the base house price will increase by 0.5% per month (or part thereof) for the extension period. If site start does not occur within 18 months of the initial payment, Carlisle Homes reserves the right to revise all pricing. If the Owner does not accept the revised pricing then the Owner may, within 14 days of receipt of the revised pricing, terminate the agreement or contract by notice in writing. If the Owner terminates pursuant to this clause, the Builder will refund all monies paid by the Owner, less an amount for its reasonable costs and expenses, which will include costs incurred plus 25% margin.
In order to be eligible for the Price Lock Agreement, the Owner must: Adhere to all appointments as scheduled by Carlisle Homes (including the Siting Consultation, Pre-Contract Agreement appointment, Colour Appointments and Contract Appointment); sign all required documentation promptly once prepared by Carlisle Homes and provide all information and proof of finance as required by the HIA Contract.
Note: Carlisle Homes requires a minimum of 90 days to commence building works from when the Owner becomes the registered owner of the Land and this must be factored into the 12 month or 18 month site start period. ‘Site Start’ has the same meaning as ‘Commencement’ in the HIA New Homes Building Contract and means the day on which excavation works for the Building Works commences on the Building Site.
EasyLiving:
Pricing contained in this quotation (the base house price, 365 Inclusions, Fast Easy and more Affordable promotion, quoted variations and upgrades) will be held by Carlisle Homes subject to a site start occurring no later than 6 months from the Initial Payment date. 6 month Price Lock Offer can be extended for a further 12 months, for a maximum period totalling of 18 months from Initial Payment. Extension will be charged at $1,300 per month for a single storey, and $1,600 per month for a double storey, for the duration of the extension period. 
If site start does not occur within 18 months of the initial payment, Carlisle Homes reserves the right to revise all pricing contained in the quotation/contract. If the Owner does not accept the revised pricing then the Owner may, within 14 days of receipt of the revised pricing, terminate the agreement or contract by notice in writing. If the Owner terminates pursuant to this clause, the Builder will refund all monies paid by the Owner, less an amount for its reasonable costs and expenses, which will include costs incurred plus 25% margin.
