Melbourne's South-East Keeps Delivering for New Home Buyers
From a transport super hub taking shape under Clayton to new schools, freeways and town centres rising across Casey and Cardinia, Melbourne's south-east continues to offer something increasingly rare: room to build the life you want, in a region that's getting better with every passing year.
If you've spent any time looking at where to build in Melbourne, you've probably heard the south-east mentioned more than once. There's a reason for that. This is a part of the city that has spent decades proving itself, first as the engine room of Melbourne's manufacturing and education sectors, and more recently as one of the fastest-growing, most liveable growth corridors in the country. For buyers chasing land, affordability, and a community built around family life, the south-east has an irresistible draw.
The region stretches from the established suburbs and economic hubs of Greater Dandenong and the City of Monash, through the rapidly expanding City of Casey, and into the Shire of Cardinia, where Melbourne's newest communities are taking shape. Suburbs like Clyde, Clyde North, Cranbourne East and Pakenham are among the fastest-growing in the country, and for good reason: this is where land is plentiful, where prices remain within reach for first home buyers and upgraders alike, and where entire neighbourhoods are being planned from the ground up around schools, parks, and new services.

Getting in and out
Connectivity in the south-east is entering its biggest transformation in generations. The Suburban Rail Loop (SRL) East is now under construction, with tunnelling underway from Clarinda and Burwood and major works progressing at Clayton and Monash. When complete, Clayton will become a transport super hub, linking the Cranbourne, Pakenham and Gippsland lines with the new SRL network, cutting travel times to Monash University, the Monash Technology Precinct and Melbourne's health and research precincts. It's a genuinely city-shaping project, and the south-east is its beneficiary.
The Cranbourne and Pakenham train lines remain the backbone of daily commuting, with ongoing investment in service frequency as the population grows. On the roads, the completed Monash Freeway Upgrade has widened the freeway to as many as ten lanes in places, added 66 kilometres of extra lanes between Warrigal and Cardinia Roads, and introduced smart overhead technology to manage traffic in real time, a substantial change for anyone travelling between the south-east and the city.

Schools and education
Few growth corridors in Australia are seeing investment in education at the scale of Casey and Cardinia. Among the 2026 intake of new Victorian government schools are several built specifically for this region, including new primary and secondary schools in Clyde and Clyde North. Birranga College opened in Clyde North for Term 1 2026, designed to grow alongside the community, while families across the corridor also have access to a strong mix of Catholic and independent options, including Rivercrest Christian College and Hillcrest Christian College on the CREST Education campus near Berwick Waters, both offering pathways from Prep through to Year 12.
For families thinking beyond school gates, the south-east has tertiary education built into its DNA. Monash University's Clayton campus is Australia's largest university campus and one of the country's most significant research and innovation precincts, set to be transformed further by its new direct SRL connection. Federation University's Berwick campus offers accessible higher education closer to home for families in Casey and Cardinia, while the broader Greater Dandenong area remains one of Melbourne's most important manufacturing, logistics and trade training hubs. For a region built on opportunity, having a genuine pathway from primary school to university and into meaningful work, all within the same corridor, is a significant point of difference.
New homes in Clyde and Clyde North sit close to major education investment, with new government schools, Birranga College and Monash University's Clayton campus all within reach.
Health, shopping, and everyday life
Casey Hospital in Berwick has been a cornerstone of healthcare in the south-east since 2004, and a major expansion has added a new clinical tower, intensive care unit and additional operating theatres to keep pace with one of the fastest-growing populations in the country. Combined with community health services across Berwick, Cranbourne and Officer, the south-east's health infrastructure is scaling alongside its population.
For everyday life and the big day out, Westfield Fountain Gate in Narre Warren is one of Melbourne's largest shopping centres, with hundreds of retailers, dining and entertainment options on the doorstep of the growth corridor. Closer to the newer estates, town centres are being built into the communities themselves, with shopping precincts like Selandra Rise and Clyde Village giving residents of Clyde and Clyde North everyday essentials, from supermarkets to medical clinics, without a long drive.

A region with culture and community at its core
What makes the south-east distinctive is the depth of community that already exists here, alongside everything still being built. Greater Dandenong is one of the most culturally diverse municipalities in Australia, home to communities, and a food and retail culture along Dandenong's Market and Thomas Street precincts that's genuinely one of Melbourne's best-kept secrets. That diversity flows through into the growth areas too, with new communities in Clyde, Cranbourne and Pakenham.
For arts and culture, Bunjil Place in Narre Warren has become the south-east's cultural heart, a striking civic and arts precinct with a theatre, gallery, library and community spaces that hosts everything from major touring exhibitions to local festivals. It's the kind of facility that gives a growth corridor a genuine cultural anchor, somewhere to gather, celebrate and connect.
