Turbo Site Starts

If your land is settled, site start will occur within 14 weeks from deposit. Sales paperwork must be completed within 5 working days and appointment attended as advised by Carlisle team. Eligibility requires contracts to be signed on day of appointment. 14 week to site start is subject to no delays by customer or during land developer, council, or water authority approvals or delays caused by any other third parties. Only available to Greenfields build zones, speak to your Sales Consultant to confirm if your build zone is applicable for the offer.

Price Lock

Affinity & Inspire in greenfield locations:

Pricing (the base house price, 365 Inclusions, promotion inclusions, quoted variations and upgrades) will be held by Carlisle Homes subject to a site start occurring no later than 18 months from the initial payment date.   If site start does not occur within 18 months of the initial payment, Carlisle Homes reserves the right to revise all pricing contained in the quotation/contract. If the Owner does not accept the revised pricing, then the Owner may, within 14 days of receipt of the revised pricing, terminate the agreement or contract by notice in writing. If the Owner terminates pursuant to this clause, the Builder will refund all monies paid by the Owner, less an amount for its reasonable costs and expenses, which will include costs incurred plus 25% margin. 

Eligibility of Price Lock relies on the Owner : Adhering to all appointments as scheduled by Carlisle Homes (including colour selection and document signing appointments); If land is titled, sign a Pre-Contract agreement within 30 days of the initial payment and a HIA Contract within 60 days of the initial payment.  If land is untitled, sign a Pre-Contract agreement within 30 days of the initial payment and a HIA Contract within 30 days of title registration and in any event within 15 months of the initial deposit; and provide all information and proof of finance as required by the HIA Contract. 

Note: Carlisle Homes requires a minimum of 90 days to commence building works from when the Owner becomes the registered owner of the Land and this must be factored into the 18 month site start period. ‘Site Start’ has the same meaning as ‘Commencement’ in the HIA New Homes Building Contract and means the day on which excavation works for the Building Works commences on the Building Site. 

Knockdown Rebuild - Affinity & Inspire:

Pricing (the base house price, 365 Inclusions, promotion inclusions, quoted variations and upgrades) will be held by Carlisle Homes subject to a site start occurring no later than 12 months from the initial payment date. If a site start that occurs between 12 and 18 months after the initial payment, the base house price will increase by 0.5% per month (or part thereof) for the extension period.  If site start does not occur within 18 months of the initial payment, Carlisle Homes reserves the right to revise all pricing.   If the Owner does not accept the revised pricing then the Owner may, within 14 days of receipt of the revised pricing, terminate the agreement or contract by notice in writing. If the Owner terminates pursuant to this clause, the Builder will refund all monies paid by the Owner, less an amount for its reasonable costs and expenses, which will include costs incurred plus 25% margin. 

In order to be eligible for the Price Lock Agreement, the Owner must: Adhere to all appointments as scheduled by Carlisle Homes (including the Siting Consultation, Pre-Contract Agreement appointment, Colour Appointments and Contract Appointment); sign all required documentation promptly once prepared by Carlisle Homes and provide all information and proof of finance as required by the HIA Contract. 

Note: Carlisle Homes requires a minimum of 90 days to commence building works from when the Owner becomes the registered owner of the Land and this must be factored into the 12 month or 18 month site start period. ‘Site Start’ has the same meaning as ‘Commencement’ in the HIA New Homes Building Contract and means the day on which excavation works for the Building Works commences on the Building Site. 

 

Price Lock

EasyLiving:

EasyLiving: Available for Greenfield sites only. Any request by the owner to terminate the arrangement after contract signing will be determined by Carlisle Homes in its sole discretion. Should Carlisle Homes accept a requested termination, Carlisle Homes is entitled to a reasonable price for the work performed, including but not limited to third party and administration costs, plus consequential losses including loss of profits #Prices locked until June 2027 is subject to a site start occurring before June 2027. Price Lock before June 2027 offer can be extended for a further 6 months, for a maximum period totalling of 18 months from Initial Payment. Extension will be charged at $1,300 per month for a single storey, and $1,600 per month for a double storey, for the duration of the extension period.

If site start does not occur within 18 months of the initial payment, Carlisle Homes reserves the right to revise all pricing contained in the quotation/contract. If the Owner does not accept the revised pricing, then the Owner may, within 14 days of receipt of the revised pricing, terminate the agreement or contract by notice in writing. If the Owner terminates pursuant to this clause, the Builder will refund all monies paid by the Owner, less an amount for its reasonable costs and expenses, which will include costs incurred plus 25% margin.

Build Time Guarantee : The Build Time Guarantee commences on the date of the site cut and ends 3 days after Carlisle provides Notice under Clause 37.3 of the Building Contract. Carlisle reserves the right to extensions of time to the Build Time Guarantee as per Clause 34 of the Building Contract. 4 weeks will be added to the build time for the Christmas shutdown period. A copy of a HIA contract can be viewed at any EasyLiving display location.

Get to Site in 12 Weeks: If your land is titled, site start will occur within 12 weeks from deposit, if colour appointment and option selections are completed within 10 days, and contract is signed within 30 days. If your land is untitled, site start will occur within 12 weeks from land titles, if contract is signed prior to land titles. 12 week to site start is subject to no delays by customer or during land developer, council, or water authority approvals or delays caused by any other third parties. Christmas shutdown period will add 4 weeks to the process. Speak to your Sales Consultant to confirm your build zone is applicable for the 12 week site start offer.

Mortgage Domayne

No loans are provided or arranged by Carlisle Homes. Loans are available from lenders nominated by Mortgage Domayne Pty Ltd (ABN 93 608 850 086) (‘Mortgage Domayne’). Mortgage Domayne is an authorised credit representative (389087) of Domayne Conveyancing Pty Ltd (Australian Credit Licence Number 001715).

Block Width Filter

The Carlisle Homes block width and depth filter is indicative only and is prepared based on a 4m setback and optimal block dimensions for each home. Customers must rely on their own enquiries when deciding to purchase a block of land and/or build their home. Additional approvals, site survey information, full copy of the section 32, easement details, fall of land, specific estate requirements and all Res-code requirements must be taken into account when purchasing a home. Please speak to a sales consultant for further details.

Referral Bonus

The ‘$500 Refer-A-Friend’ reward is available to existing customers who refer new customers to Carlisle Homes. To be eligible for the award, a completed Referral Form must be provided to the Sales Consultant by the new customer prior to the new customer paying the initial deposit. A referral will only be accepted if the new customer is not already on the Carlisle enquiry database. The reward is available after Commencement (as defined in the HIA New Homes Building Contract) of construction of the new customer’s home. The reward is payable by bank transfer to the amount of $500.00.

25 Year Structural Guarantee

Our 25 year structural guarantee does not cover structural failure caused or contributed by inadequate landscaping, neighbouring properties, storms, fire, flooding, earthquake, vandalism, motor vehicles or extended period of drought/extreme weather, fair wear and tear, misuse or neglect or any renovations.
