New Home Building Process

Pre Site:

  • Step 1: New Home Selection

    Congratulations! This step marks the start of your journey with Carlisle Homes. Let’s start by looking at the best site options whilst you look at styling options for your new dream home.

    1. Initial meeting with Sales Consultant to complete walk through, demonstrate inclusions, complete preliminary siting and quote.
    2. You’ll provide us with the Contract of Sale of Land including: a clear copy of Plan of Subdivision, or proof of land ownership and funding details for construction (or an update on land subdivision if not complete).
    3. A Loan Studio Finance consultant will contact you for no-obligation verbal pre-approval within 24 hours.
    4. Initial deposit of $1,000 is due to secure the base price of the house, site start allocation, and promotional offer. This initial deposit is non-refundable.
    5. You’ll be asked to complete a Customer Experience and Satisfaction Survey.
    6. NOTE: To remain on current price, site start must occur within 180 days of initial deposit.
    7. Your Client Liaison Executive will contact you for an introduction and to book a Colour Browse appointment.
    8. Carlisle Homes will arrange soil test, site survey and order property information.
    9. You’ll meet with a Sales Consultant to finalise siting, options and styling. Paperwork is then submitted to Carlisle Homes Head Office.
    10. You’ll complete a Colour Browse at the Spectra Selection Centre to get started on researching interior & exterior colour selections, electrical layouts and changes from our standard option list (including alternate floor plan options). 
    11. NOTE: All Colour Browsing appointments are conducted on Saturdays only.
  • Step 2: Colour Selection

    This is one of the most exciting and fun steps of building your new home! It’s time to choose interior and exterior colours, surface finishes, floor coverings and more!

    1. Your newly appointed Client Liaison Executive (CLE) will contact you to book Colour Selection and Tender appointments.
    2. Allow a full day to visit the Spectra Selection Centre. Here you’ll be appointed your own interior decorator to guide you through Colour Selection process. You’ll browse through colours, finishes and fixtures – so you may need to take your time though as there thousands of products and samples to choose from!
    3. NOTE: All Colour Selection appointments are conducted at 8.30am Monday to Friday only.
  • Step 3: Tender

    This is the stage where we prepare your tender to build, based on your sales quote, soil, survey and preliminary engineering where applicable.

    1. Carlisle Homes to complete siting tender document – including pricing for site works and customer requests from sales and Colour Selection appointment.
    2. You’ll complete a Tender appointment with final alterations (allow 4 hours).
    3. NOTE: No further changes accepted from this point.
    4. You’ll provide contact details for your financial institution (bank, branch, contact details and lenders pre-approval, if applicable). Not required if client is using the Loan Studio.
    5. Further deposit of $2,000 is due.
    6. NOTE: All Tender appointments are conducted at 8.30am or 12.30pm, Monday to Friday only.
  • Step 4: Contract

    Here’s where it all starts to become a reality! It’s time for the preparation of building contract and working drawings for your review and approval:

    1. Carlisle Homes to complete detailed siting, prepare contract drawings, slab design and six-star energy assessment.
    2. We’ll prepare and send you the HIA Plain English Building Contract including tender, colour selection, builder’s specifications, and contract drawings in advance of your contract appointment.
    3. You’ll visit us for a Contract Signing appointment (allow 3 hours).
    4. You’ll provide us with your feedback via the Customer Experience and Satisfaction Survey.
    5. You’ll provide your Client Liaison Executive (CLE) with funding details of financial institution (if applicable) and proof of land ownership. Not required if you’re using Loan Studio. If you are a self-funded client, Carlisle Homes requires the final progress payment of 10% to be paid prior to site start to be held in trust. 
    6. Upon signing of contract and balance of 5% of contract value paid, Carlisle Homes will apply for building permit and Developer’s approval (if applicable) and send finance pack to relevant financial institution.
    7. Balance of 5% of contract value is due.
    8. NOTE: All Contract Signing appointments are conducted at either 8.30am or 12.30pm, Monday to Friday only.
  • Step 5: Site Start Preparation

    Now your contract is signed, there are a few steps to cover off before your new home is ready for building:

    1. You’ll follow up with your bank on progress of loan and update your Client Liaison Executive (not required if you’re using Loan Studio).
    2. You’ll apply for an Asset Protection Permit and Community Infrastructure Levy and provide to Carlisle Homes (council-specific - only if applicable).
    3. Carlisle Homes prepares file for construction.
    4. Construction drawings are completed and supplier orders are finalised. Building permit is received and emailed to relevant financial institution.
    5. You’ll provide confirmation of unconditional loan approval and loan documentation (not required if you’re using Loan Studio).
    6. You’ll provide proof of land settlement prior to commencement.
    7. Construction drawings mailed to you for final review and sign-off.

Construction Process:

  • Step 6: Site Start

    The official start of the construction process!

    1. Your land is now prepared with an excavator to provide a level building platform for the concrete slab – the foundation of your new home.
    2. We’ll send you a letter confirming construction has commenced.
  • Step 7: Base Stage

    Your first major construction milestone!

    1. Your dedicated Construction Supervisor will contact you to introduce themselves.
    2. The positioning of your house is set out in preparation for the slab. Also, initial works are completed for the underground power and drains during this stage.
    3. A qualified Building Surveyor will complete inspections of your concrete slab prior to completion.
    4. Once the slab has been poured, your base stage is complete!
    5. You are welcome to inspect this stage with the Construction Supervisor prior to making the next progress payment, as long as the payment is made within 14 days of the invoice date.
    6. First Progress Payment is due – 20% of contract value.
  • Step 8: Frame Stage

    The carpenters arrive! House wall frames and roof trusses go up.

    1. Framing carpenters construct wall frames and erect roof trusses.
    2. A qualified Building Surveyor will complete an inspection of your frame upon completion.
    3. You are welcome to inspect this stage with the Construction Supervisor prior to making progress payment, as long as the payment is made within 14 days of the invoice date.
    4. A qualified Building Surveyor completes a Quality Control Inspection.
    5. Second Progress Payment is due – 25% of contract value.
  • Step 9: Lock-Up Stage

    Brickwork, roof tiles, external doors and windows are put in place.

    1. Temporary doors installed until the permanent ones arrive at a later stage.
    2. This stage doesn’t include the completion of eaves but does include the rear cladding on double storey homes.
    3. You are welcome to inspect this stage with the Construction Supervisor prior to making progress payment, as long as the payment is made within 14 days of the invoice date.
    4. Third Progress Payment is due – 20% of contract value.
  • Step 10: Fixing Stage

    Plaster installed to internal walls and ceilings. Skirting boards, architraves, internal doors, kitchen and bathroom cabinets.

    1. Quality control inspection is completed by qualified Building Surveyor.
    2. You are welcome to inspect this stage with the Construction Supervisor prior to making progress payment, as long as the payment is made within 14 days of the invoice date.
    3. Fourth Progress Payment is due – 20% of contract value.
  • Step 11: Completion Stage

    The final stage of construction! Time to call the removalists and book a date for moving!

    1. Painting and tiling completed. Electrical and plumbing fit-offs, stone bench tops (where applicable), door furniture, shower screens and mirrors are installed. Any external render (where applicable) will also be completed.
    2. Your Construction Supervisor will arrange for your new home presentation. This appointment is a chance for your Construction Supervisor to present your home to you, pointing out all of the features. A settlement date will also be confirmed with you at this appointment.
    3. Settlement generally takes place 7 to 14 days after your new home presentation.
    4. A qualified Building Surveyor completes a quality control inspection, and will complete the final inspection and issue a Certificate of Occupancy.
    5. You now forward Certificate of Occupancy on to your financial institution (if applicable) to release final payment.
  • Step 12: Settlement

    Congratulations! Your new home has been completed and is ready for you to move in!

    1. On the day of settlement the Construction Supervisor will conduct an on-site handover.
    2. Appliances will be installed at an agreed time after settlement has taken place.
    3. You’ll provide us with your feedback via a Customer Experience and Satisfaction Survey.
    4. You’ll need to make a final payment in our office on the day of settlement. This amount includes the last stage payment and any unpaid variations.
    5. Once paid, the keys and settlement pack will be presented.
    6. Fifth and Final Progress Payment is due at settlement – 10% of contract value plus any unpaid variations.
    7. NOTE: A bank cheque or direct deposit is required for final payment. If direct deposit is made, please ensure transfer is made at least 48 hours prior to settlement.

Warranty

  • Step 13: Introduction & Inspection

    Three months after settlement we’ll carry out the Carlisle Homes 100-point Warranty Inspection to make sure everything is just how you wanted it.

    1. A representative from Carlisle Homes’ Warranty Department will contact you to book in the Warranty Inspection date.
    2. A qualified Warranty Inspector from Carlisle Homes will carry out a 100-point inspection of your new home.
  • Step 14: Agreed Works

    Need anything touched up? Here’s where we’ll organise the work.

    1. All agreed-to works will be documented and copies provided to client on the day of inspection.
    2. Sub-contractors and suppliers for the subsequent work will contact client to book in a time for works to be completed.
    3. All works to be completed as set out from the Warranty Inspection.
    4. You’ll review the inspection list of warranty works and receive a copy for your own records.
    5. You’ll confirm booking times with sub-contractors and suppliers.
  • Step 15: Completion of Works

    All agreed works are done! Your building process is now complete and you’re free to enjoy living in your brand new home! Congratulations.

    1. A representative from Carlisle Homes will contact you once the respective sub-contractors and suppliers have confirmed all works complete.
    2. Carlisle Homes will send out a letter stating all agreed works have been completed.
    3. You will confirm all works completed as per the warranty inspection list.
    4. NOTE: All further structural guarantees are in accordance with statutory requirements.
