Does Carlisle build everywhere?
A. We build in the most popular growth areas of south eastern, western and northern Melbourne, as well as the Warralily estate in Geelong. Please refer to the Build Zone section of the website for more details.

Will Carlisle build my plans?
A. Sorry we only build our plans.

Does the price include the land?
A. The prices we advertise are for the house to be built on your land unless you are buying a fixed price house and land package.

Will you change or modify your homes?
A. We have a number of options that clients are able to select that form the most popular requests from our clients. We don’t customize homes.

What makes Carlisle Homes' floor plans different to other builders?
A. Our floor plans are cleverly designed to suit the way families want to live today. Our functional layouts make the best use of space, ensure smooth flow through our homes and provide logical zoning to separate living and sleeping quarters; this optimises privacy. Smart storage solutions and positioning of powder rooms eliminate dead space meaning you get more out of your home.

How much money do I need to pay and when?
A. $1,000 gets you started ($1,500 for Essential Series homes). Once a HIA building contract is signed, a total of 5% of the contract price is paid. Then, as your home is built, you pay progress payments at intervals; base, frame, lock up, fix complete and settlement.

What appointments will I need to attend?
A. Once paperwork is completed with the sales person at the display centre, you will visit our head office in Mulgrave for five appointments in total. The first appointment is a colour browse in Spectra, our selection centre; this is on a Saturday. The formal colour appointment, tender appointment and contract appointment are all available Monday to Friday. The final appointment is the most exciting; that's when you collect your keys!

How long does it take to build my house?
A. Prior to starting it takes approx 14 weeks to complete the necessary paperwork. Depending on which house you are building it generally takes between 6 – 8 months to build a new home.

Can we visit our land any time we like when the house is being built?
A. Due to strict Government Occupational Health and Safety regulations, you will need to make an appointment with your Client Liaison Executive to meet the Building Supervisor on site; unfortunately you won't be able to visit the site whenever you like.

If I change my mind about what I want in my house, when is the last chance to make these changes?
A. Once your fixed-price contract is signed, no further changes can be made. It is not possible to make changes when your home is being built.

Why do I have to deal with different people?
A. You’ll meet a few different members of the Carlisle team when you build your new home; they’re all experts in their field and will assist you on your journey. These people will include interior decorators, tender presenters and building supervisors. To make the process easier, your Client Liaison Executive is your one point of contact; they’ll coordinate things for you so you don’t need to worry.

What guarantees are there after the completion of my home?
A. We use only quality products and brands when we build your home and have independent quality inspectors review our work. We arrange an industry-leading comprehensive 100-point maintenance inspection with you three months after you move in so we can resolve any issues and you can get on with enjoying your new home. Our homes are built to last and come with a solid seven year structural guarantee.
